Concept & Schematic Design
We begin every project with an open exploration of possibilities, working with the client to understand their vision, aspirations, functional requirements, and budget. From this briefing, we develop architectural concept options that translate the client’s ambitions into spatial and aesthetic proposals, presented through sketches, diagrams, and 3D visualisations.
Design Development
Once a concept is selected, we develop it in detail, refining the floor plans, elevations, sections, and material selections to produce a coherent, coordinated design ready for planning application. At this stage, we begin structural and M&E coordination to ensure that the design is technically feasible before any application is submitted.
Planning & Approval Drawings
We prepare architectural drawings for submission to the relevant planning authority, whether Lagos State Physical Planning Authority (LASPPPA), state planning boards, or local government planning offices. Our drawings meet the required format and content standards, reducing the risk of rejection and re-submission.
Construction Documentation
We produce comprehensive, contractor-ready construction documentation, including fully detailed architectural drawings, room finish schedules, door and window schedules, and specifications, coordinated with structural and M&E drawings to minimise clashes and ambiguity on site.
Contract Administration & Site Inspection
We provide contract administration services during construction, issuing instructions, reviewing contractor submissions, and inspecting works to ensure compliance with the design intent, specification, and applicable standards.
