Project Inception & Feasibility

Design Team Coordination
We coordinate all design disciplines (structural, architectural, M&E, and civil), ensuring that design is progressed in the right sequence, that interdisciplinary conflicts are resolved early, and that the design is delivered on programme and fit for construction.
Programme Management
We develop and maintain a detailed project programme, identifying all activities, durations, dependencies, and critical path items. We track progress against the programme weekly and take proactive action to recover any slippage before it affects the completion date.
Cost Management & Budget Control
We develop and manage project cost plans from feasibility through to final account, tracking commitments, approvals, change orders, and expenditure against budget. We provide clients with regular cost reports and early warning of budget pressures, enabling timely decision-making.
Procurement & Contractor Management
We prepare tender documents, manage the tendering process, evaluate contractor bids, and recommend contractor appointments on behalf of the client. During construction, we manage contractor performance, contractors accountable to programme, quality, and safety standards.
Regulatory Approvals Management
Navigating Nigeria’s building permit and regulatory approval landscape is one of the most time-consuming aspects of construction project management. We manage the regulatory approval process, from building permit applications to LASBCA inspections and utility connections, proactively pursuing approvals to keep the project on programme.
Quality Management
We implement project-specific quality management plans, defining inspection and test procedures, hold points, and quality acceptance criteria for all major construction activities. Our site engineers conduct regular quality inspections and maintain photographic records of all covered works.
Risk Management
We identify, assess, and manage project risks throughout the project lifecycle, a live risk register and implementing risk mitigation actions before risks crystallise into problems.
Project Closeout & Handover
We manage the practical completion and handover process, coordinating the snagging inspection, overseeing defect rectification, collating as-built drawings and O&M manuals, and ensuring that the client receives a complete, fully documented building at handover.
